145 College Street, Old Saybrook, CT
Indigo was retained by Dock N’ Dine to provide civil engineering design and a multitude of local and state permitting services for a completely new 13,500 square foot restaurant and a fully reconstructed parking lot. The site is located at 145 College Street in Saybrook Point – a very desirable location just off CT Route 154 at the mouth of the Connecticut River. The site abuts the Connecticut River to the east, a town park to the north and west and a miniature golf course to the south. Dock & Dine has been a destination of many for decades, but the building sustained catastrophic damage as a result of two recent storms – Tropical Storm Irene in 2011 and Super Storm Sandy in 2012 – and had to be demolished and reconstructed to FEMA flood standards. The pre-existing building was rather unsightly and was comprised of several small additions over the years. The new building will be one continuous building with striking architectural features and will be elevated approximately 12 feet off the ground in compliance with FEMA regulations. The former parking lot was a sea of asphalt with very poor organization and circulation. The new parking lot will more efficiently provide 32 additional spaces while replacing nearly 1/3 acre of existing asphalt with landscaping thereby significantly improving the function and aesthetics of the parking lot. The combination of stunning building architecture and enhanced site aesthetics will result in a breath-taking waterfront dining experience for decades to come.
