Two Neighboring Residential Dwellings
Old Saybrook, CT
Indigo was retained by neighboring property owners in the Chalker Beach Association to provide civil engineering design and local permitting services after a disastrous fire during a December nor’easter. Both houses needed to be demolished and rebuilt in conformance with FEMA flood requirements. Both projects required variances through the Zoning Board of Appeals and Coastal Area Management approvals. Both new houses survived subsequent major storm and flooding events with little or no damage.
Old Saybrook/Westbrook, CT
Indigo provided project concept planning, civil engineering design and local and state permitting services for a new 15-unit condominium complex on 2 acres of land. Five of the fifteen units were set aside as workforce housing. Indigo provided complete civil engineering services including site layout, septic system design for each of the four buildings, utilities, sight line evaluation, drainage design and planning, zoning, wetlands and DOT approvals. One unique challenge of this project was that the Old Saybrook/Westbrook town line evenly divides the property which required local approvals by two towns for a single project.
Water Front Residential Home
Indigo provided civil engineering design and local permitting services to demolish a large existing dwelling and construct a new stately residential home on this waterfront property. This site incorporated several site features such as an in-ground pool and spa, cabana, carriage house, stone patio, stone walls, and a basketball court. This project required local Zoning and Wetland approvals along with Coastal Area Management due to its proximity to Long Island Sound.
Foxboro Point Residential Subdivision
Indigo provided civil engineering design and local and state permitting services to subdivide an existing 11-acre estate along the bank of the Connecticut River into seven building lots. The subdivision included a public open space “overlook” area, the renovation of an 1800’s Italianate homestead jewel and the preservation of an iconic landmark windmill on the adjacent property. Due to the location of the property along the Connecticut River, a multitude of view easement and building restrictions were incorporated into the project to protect the sensitive ecological areas adjacent to the site and to preserve the iconic and breathtaking panoramic views of the Connecticut River in perpetuity. Architectural deed restrictions and guidelines were implemented to preserve the character of Foxboro Point.
Loom City Lofts
Indigo provided planning, civil engineering design and local and state permitting services to convert a former 5-story 100+ year old textile mill building into a new 68-unit workforce housing apartment complex and commercial offices. Indigo provided complete civil engineering services including site layout, access road and parking lot design, sight line evaluation, drainage design and planning, zoning, wetlands and DEEP and DOT approvals. A unique aspect of this project was that a portion of the Hockanum River flows under the western end of the building. This project incorporates an overflow culvert to prevent flooding of the lowest floor of the building. Due to this, Flood Management Certification was required through the DEEP. Indigo is also providing coordination during construction.
Fenwick, Old Saybrook, CT
Indigo has provided civil engineering design and local and state permitting services over the past decade for various projects at this site including land subdivision, site plans, environmental restoration plans, utility plans and environmental permitting. The land is the former estate of actress Katharine Hepburn. The current owner of the property has since completed a complete and stunning restoration of the Hepburn home and has recently constructed a Carriage House on land east of the main home. Each project proved somewhat challenging due to the close proximity of water of the Connecticut River and Long Island Sound and surrounding natural landforms and also being conscious of the historic integrity and significance of the site. As a result of all work completed, the classic and distinguished appearance of this estate has been preserved for years to come.
Rackett Lane - Essex, CT
Indigo was retained by property owners on Rackett Lane in Essex to provide civil engineering design and local permitting services to construct a new stately residential home on the property and later, for the addition of a carriage house on the adjacent lot. This site incorporated several intricate features such as an in-ground pool, stone patio, and a landscape block stone wall. The beautiful architecture of the new home and surrounding landscape features incorporated into this site dramatically enhances the aesthetics of this waterfront property.
Riverview Street - Essex, CT
Indigo was retained by multiple property owners on Riverview Street in Essex to provide civil engineering design and local permitting services to construct new stately residential homes on the properties. These designs incorporated several intricate site features such as an in-ground pool, patios and terraces. Challenges included working with conservation easements, restrictive height zones, and in an environmentally sensitive area along the bank of the Connecticut River. The beautiful architecture of the new homes and surrounding landscape features incorporated into these sites dramatically enhance the aesthetics of these riverfront properties.
